A Turnkey Oceanfront Villa on Mexico’s Riviera Nayarit

The five-bedroom home within the Punta Mita resort community features a pool and spa and 177 feet of direct Pacific Ocean frontage

This five-bedroom villa in the 1,500-acre Punta Mita resort community on the Pacific coastline of Mexico’s Riviera Nayarit offers 177 feet of direct ocean frontage, a pool and spa, and a casita on a private 1 acre lot.

“It’s located in one of the best areas in Punta Mita, called La Punta Estates,” said Marcelo Lopez Ibarra, director of sales at Punta Mita. The Estates area has 30 lots, with 20 built homes and two under construction.

Known as Villa Belleza, this home was built in 2014, he said. It is being sold furnished.

“You have spectacular ocean views, fantastic sunrises,” Mr. Ibarra said. “You do have neighbors on both sides, but it’s very private.”

You enter the villa into an open courtyard with a garden and a water feature in the middle, he said. “The first thing that you see is the ocean, right through the living room.”

Of the five bedrooms, the primary suite has the best view, with the bed facing out to the ocean, he said. “It has a very spacious walk-in closet” and a bathroom with two sinks and indoor and outdoor showers.

The other bedrooms face into the courtyard, which creates a good deal of privacy for them.

Like the primary suite, the public rooms—the living and dining rooms and the kitchen—have open ocean views.

The terrace has two thatched roof areas that are good for dining, Mr. Ibarra said. There is also a large lawn area around the pool.

STATS

The 18,751-square-foot villa has five bedrooms, five full bathrooms and one partial bathroom. It sits on a one-acre lot.

AMENITIES

Amenities include a pool and spa, a yoga room, a casita, marble floors, a large lawn area and terraces with multiple seating and dining areas. The resort has two Jack Nicklaus Signature golf courses and several high-end restaurants.

NEIGHBORHOOD NOTES

Depending on traffic and the time of day, it’s a 45- to 60-minute drive to the center of Puerto Vallarta, Mr. Ibarra said. It’s a three-minute ride by golf cart to the two golf courses and a 10-minute walk to the beach.

PRICE

$11.5 million
